The Project
Northeast Lands – NE02 & NE03 is a large-scale residential development situated in the heart of Wembley, Greater London. The project, delivered by John Sisk & Sons Ltd, consists of six towers across two phases, bringing a total of 769 apartments to the area.
Designed to provide high-quality, modern living spaces, the development also integrates essential plant rooms, back-of-house areas, and ground-floor amenities to support residents.
The project started in July 2023 and completed in March 2025. The development is set to enhance Wembley’s residential offering while prioritising safety and compliance. We were tasked with providing firestopping solutions working for fire safety contractor GSI contract services.
Project Solution
Given the scale of the development and the number of residential units, fire protection was a critical aspect of the project. Ensuring fire compartmentation and compliance with safety regulations required the installation of high-performance passive fire protection systems. The focus was on protecting key infrastructure by sealing service penetrations, maintaining fire barriers, and preventing fire and smoke spread throughout the buildings.
To achieve these objectives, a comprehensive range of Nullifire firestopping products was selected. FB750 Intubatt was used as a coated batt system to seal service penetrations effectively. FR230 Intucompound Fire Mortar provided high-strength firestopping for floor and wall openings, ensuring structural integrity in fire-rated areas. FS702 Intumastic Fire Resistant Acrylic Sealant were applied to key junctions to enhance fire resistance while maintaining flexibility. The FS709 HP Intumescent Sealant was also being used to seal service penetrations, This product was carefully selected based on proven performance, ease of installation, and ability to maintain long-term fire safety.
Application
The firestopping solutions were installed across critical areas of the development, ensuring that fire protection was maintained throughout the towers. Key areas of application included mechanical and electrical risers, around lift shafts, within walls and partitions, and in floor openings. By sealing service penetrations effectively, these solutions prevented the potential spread of fire and smoke, reinforcing the safety of the building’s structure.
The installation process also accounted for the wide range of services running through the development, including electrical conduits, cable trays, HVAC ductwork, plumbing systems using PVC, copper, steel, and PEX pipes, as well as data and communication cables. Each of these services required tailored firestopping solutions to ensure that fire protection was consistently applied across all areas.
Throughout the project, Nullifire’s technical team provided on-site support, application guidance, and detailed drawings to assist the installation teams. This collaboration ensured that firestopping measures were applied efficiently and in compliance with fire safety regulations. By integrating these advanced passive fire protection systems, Northeast Lands has been equipped with a robust fire safety strategy, ensuring the long-term protection of its residents and infrastructure.
